Orwell partnered with the award-winning global design firm Woods Bagot on an Early Contractor Involvement (ECI) basis to deliver four exceptional residences. From the earliest stages of the design process, Orwell was actively involved, providing valuable insights to ensure the seamless integration of constructability and design across every phase of the project. Nestled on a north-facing hillside, these homes were ideally positioned in the heart of Sydney’s iconic Bondi Beach, offering the ultimate coastal lifestyle with a single-level hydrostatic basement providing dual car spaces and generous storage.
Each expansive three-bedroom, 350sqm apartment was thoughtfully crafted to offer exceptional private outdoor spaces, seamlessly blending indoor and outdoor living. Highlights included striking glass pavilions, bespoke walk-in wardrobes, and rooftop pools, setting a new benchmark for luxury living.
Designed with a deep connection to nature, the residences featured a biophilic exterior with a bold full-brick façade and lush landscaping, creating a harmonious living environment. Internally, the homes were meticulously detailed with travertine flooring throughout, flowing into expansive bathrooms where travertine extended across both walls and floors. A bespoke lighting design used light to complement and enhance the architecture, creating interior and exterior environments that performed beautifully both day and night.
Throughout the ECI phase, Orwell played a hands-on role, working closely with the design team to optimise buildability, refine details, and add value while maintaining the architectural intent.
